So it says ultra hd blu ray/ blu ray so does that mean it also either comes with the regular blu ray like most other ultra hd movies or does the disc play both or what I'm confused?
It comes with the UHD copy, as well as a regular blu-ray copy. The blu ray copy will play in a UHD player. UHD's do not play on regular blu-ray players. It also comes with a redeemable digital copy.

The Digital code will be included on a slip of paper right inside the case, usually covering the DVD or regular Blu-ray disc. Once you get the code, you can redeem it using the Movies Anywhere App. You can download this app on your mobile device, smart TV, phone, tablet, computer.

I don't have a blu-ray, will this play on a regular dvd player?
The blu- ray disc will only work in a standard blu-ray player or a 4K UHD player. You will need to purchase the DVD. However, a DVD will play on a standard as well as a 4K UHD player.

What is the Digital Copy? What platform is it through and can I download it to multiple devices? Can it be viewed offline?
The digital copy can be redeemed with the Movies Anywhere App. You can download the app to multiple devices, I'm not sure about movies anywhere letting you watch offline, it may be possible though.

So is the Director’s Cut is going to be in the Steelbook edition as well? It doesn’t say. It only saids it will available in regular Blu-Ray and Regular 4K edition. I’m really interested in the Steelbook edition. I just need to know if it’s included.
The Steelbook includes the 4K theatrical cut, the director's cut is an exclusive to the blu-ray. It also comes with a digital copy of the film.
