This unit has a lot of features and cools the area that I am in, about 800 square feet, very good. The only real problem is if you have a smaller width window. You will need to cut the in window exhaust. Other than that it is a great item. I own this one and the smaller 8000btu unit. Both amazing.

How well does it cool an open living room with kitchen that is 700-750 sq Ft.
perfect. I use it in an 800sq ft room with an attached kitchen area.

Is it a tray of water that needs emptying or a hose of some sort?
There is nothing that needs to be emptied unless you put the unit in Dry mode. Dry mode is a dehumidifier mode and a hose needs to be attached and routed out a window. The condensation from the AC cooling is self evaporating.
